Ed Perez is the President & CEO of EP Business Development Corporation (EPBDC). His company disciplines include: EP Commercial Real Estate & Development, a real estate development, land use planning, and public affairs consulting firm located in Anaheim, CA. EPBDC assists clients in the areas of Housing Development, Commercial Development, Project Management, Governmental Relations, Community Relations, Planning and Zoning, CUPs, Entitlements, Land Use Development and Site Acquisitions. Mr. Perez plays a lead role in all aspects of the management process from deal sourcing, transaction negotiation and execution, to business consultant and senior advisor.

In 1996 and 1998 he was a candidate for the U.S. House of Representatives in the 34th Congressional District. His community service includes being a Planning Commissioner for the City of Anaheim from January 2005 to April 2006. Mr. Perez sat on the Budget Advisory Commission for the City of Anaheim from 2003 to January 2005. Previously, from 1999 - 2002, he served as Planning Commissioner and Chairman in Santa Fe Springs, California responsible for Review of Site Developments, Planning, CUP’s, and Policy on City Government planning issues. He sat on numerous associations such as: the Project Management Institute (PMI) and American Management Association (AMA). He is a member of Pacific West Association of Realtors, and holds a California Real Estate license in Commercial Real Estate Investments & Services. Mr. Perez received his MBA and BBA from Golden Pacific University with emphasis in Management and Administration, and Business Administration (post secondary programs). He has earned numerous certificates in Effective Business Communications and Project Management distinction from the AT&T School of Business and the Project Management Institute.

Mr. Perez enjoyed a successful career with several Telecom and Fortune 500 Companies. Mr. Perez brings over 30 years of combined Real Estate, Land Use Planning, Site Development, Telecommunications, Business Administration and Management, and Aerospace Engineering experience. Mr. Perez has served in the capacity of Director of Business Development and was Vice President of Operations in the telecom industry, based out of Orange County. In his most recent and most promising venture, Anaheim Resort Gateway Hotel & Luxury Spa, Mr. Perez has brought together and partnered with a remarkable ensemble of experts in the field of hospitality. These experts include: Suffolk Construction, McCarthy Construction, Gensler Architect, Friedmutter Group, RRM Design Group, Canoe Hospitality, WTS International, Wyndham Hotel Group, Starwood Hotels, Hilton Worldwide and Le Meridian. Additionally, his hospitality provider maintains excellent relationships with virtually all the major North American hotel brands.

Access Anaheim, LLC, is under formation for the sole purpose of creating strong business growth and development in three strategic areas: retail development and leasing, hotel development and management, and commercial property development. To date Ed Perez, through his strategic alliance relationships, has participated (in an advisory and professional capacity) in the development of 12 hotel projects throughout the county. Additionally, he has entitled 58 Starbucks Coffee Shops, 5 In-N-Out Burgers Restaurants, 2 build-to-suit restaurants, and Ruby’s Diner projects throughout Southern California. Anaheim Gateway Resort Partners, LLC, is a multi-faceted organization engaged in the investment, development and management of real estate projects based in Anaheim, California; focused on creating equity partnerships for hotel development. The combined sixty years of commercial real estate, planning, design engineering, hospitality alliance, and local government experience of Mr. Ed Perez and his management consulting team creates a solid foundation for the company's future growth and success.

EP Development has entered into negotiations with several hospitality groups and advisors who will provide comprehensive developer services in managing the construction and development of the Hotel as an operating entity, obtaining a market study, producing a construction and development budget, negotiating with the franchisor, arranging for equity and debt financing, engaging architects, contractors and other service providers, obtaining permits, purchasing furnishings and fixtures and supervising their installation. Additionally, they will provide management services, including pre-opening operations and sales and marketing services. Our advisement team specializes in the select service lodging market and full-service lodging market for the development of the Anaheim Gateway Resort Hotel & Luxury Spa in Anaheim, California. Our hospitality advisors will help leverage the significant experience of the entire Management Team in hotel operations, construction, design and management, finance and accounting, and sales and marketing to ensure the success of its managed hotel properties. Its range of services covers all aspects of property oversight including management of all day-to-day business of a hotel, creating budgets for hotel operations, contracting with rental car companies, restaurant operators, fitness centers, gift shop and other businesses located on the hotel property site.
